Our Lending Criteria

By networking with Private Money Partners and Private Hard Money Lenders all over the United States, we have created access to 80 years of Combined Legal and Real World Allies in Real Estate Acquisition and Funding.

Our ideal loan lending criteria is Equity based non-owner occupied single family homes, property type 4 units or less, Purchase Price not to exceed the FHA maximum loan in your area, less than 2800 square feet, 5 bedrooms or less, 3 bathrooms or less, lot size one-half acre or less.

We lend outside of these criteria based on higher credit score and larger down payment.

Hard Money Lenders vs Private Money

Most hard money lenders charge 16-18% interest and thousands of dollars in up-front fees. By the time you factor in the loan costs, there often isn’t any profit left in the deal for you.

Secondly, most hard money lenders have a minimum loan amount which is above the needs of many Fix and Flip Real Estate Investors.

In addition, hard money lenders have tightened up their borrower requirements over the last few years ... and even more so with the uncertainty of the market and the last housing market crash.
